Hutter Architects, Ltd. serves the market by listening intently to our clients and providing precisely those services required to further that client’s specific program. We are experienced in providing the leadership and management skills required to undertake the following procedures in developing the design and then the administration of that design toward a controlled end result.
Initial design sketches that look comparatively at different schemes if applicable. Schematic Design will also include Site Planning, Zoning and Building Code Analysis, Representation at client, community, or other meetings, and other services that may be required to forward a given project.
Engineering consultants may be selected and/or retained by Hutter Architects, Ltd. during this phase based on the specific needs of the project and client. We have strong, experienced, relationships with several consulting firms and can tailor the choice of firm to the project by prioritizing Budget, Quality, and Time concerns with specific skill sets and experience of the consultant. We regularly employ Geo-technical, Civil, Structural, Mechanical, and Electrical consultants. We have retained Acoustical, Landscaping, and other professionals if need dictates.
The Design Development Phase refines the scheme arrived at during Schematic Design and provides time for additional meetings with clients and local agencies.
The Construction Documents will be used for bidding, for obtaining the building permit, agency approvals as applicable, and finally for construction. These drawings will define and coordinate the scopes of work for all of the involved tradesmen.
The Front End documents at the beginning of the Specifications will state the necessary requirements for sub-contractor's to fulfill such as insurance, bonding, and schedules. Hutter Architects, Ltd will coordinate the information from the engineers and manage the construction documents phase to reflect the goals you discussed during design development and schematic design.
We will discuss and then utilize the project delivery method that best serves your goals. We are experienced with and can utilize competitive bidding, design-build, negotiated, cost plus and others. We can assist you during the bid or procurement process by responding to the Bidders questions and by assisting in the evaluation of those bids.
Hutter Architects, Ltd. will observe the construction work periodically for compliance with the Contract Documents. We review Shop Drawings, Submittals, and Contractor Pay Requests to certify that the conditions of the Construction Contract are being met.
